Periodic inspections to check the condition of electrical installations must be carried out to identify defects which breach national electrical safety standards.
All property owners, landlords and business managers must comply with all current legislation, which includes. The legislation includes:
- Electricity at Work Regulations 1989
- Electrical Equipment (Safety) Regulations 2016
- HMO Licence
- Fire Scotland Act 2005
- BS7671:2018 Wiring Regulations
- BS5266-1:2016 Code of Practice for Emergency Lights
Electrical Inspection and Testing to BS7671 (2008)
All of our electrical inspection and testing is carried out by fully qualified engineers and in accordance with SELECT regulations and at very competitive rates.
For every inspection we issue computer generated test sheets and discuss results and advise on any measures needed to ensure compliance.
All non-domestic electrical installations should be tested regularly to avoid the risk of harm, injury or death from an electrical problem or fault.
Under current legislation (BS7671: 2008), the maximum periods allowed between Periodic Electrical Tests or Inspections is:
- Commercial Installations - 5 years
- Industrial Installations - 3 years
- Buildings open to the public - 1 year
- External Installations - 3 years
- Caravan Parks - 1 year
- Fire Alarms - 1 year
- Short Term Installations - 3 months
- Domestic Installations - 10 years or on moving house
It may be appropriate to have a periodic electrical test or inspection done at other times. For example:
- As required by licensing authorities, insurance companies or landlords.
- If you have recently acquired ownership or tenancy of a premises.
- If you suspect there is a fault or risk of harm you may wish to ensure the electrical installation is safe.
